Project overview

The First Group engaged Super Arc Consultant (SAC) to find the root cause of recurring defects in the wet areas of several apartments in Avalon Tower, Dubai.

Scope of work

Inspection of affected apartments, where the main defect was efflorescence: a crystalline salt deposit left by water passing through the building fabric.

Investigation of the water intrusion paths behind the defects.

Value delivered

Identifying where the water came from let the client fix the cause rather than repeatedly cleaning and repainting the surfaces.

Engineering context

Efflorescence is evidence that water is moving through a material, not the underlying problem itself. Following the water path helps to prevent the same defect from returning after repair.
