Project overview
Super Arc Consultant (SAC) assessed water seepage and waterproofing failures in the basement levels of a tower in Abu Dhabi for EFS.
Scope of work
Document review, visual inspection and acoustic hammer testing.
Mapping of cracks, spalling, corrosion, dampness and leakage points.
Half-cell potential, carbonation depth, core compressive strength, and chloride and sulphate testing.
Thermal and ground penetrating radar scanning to locate leaks and check reinforcement.
Ultrasonic pulse echo testing for delamination.
A condition assessment report, repair recommendations, scope of works and bill of quantities.
Value delivered
The assessment linked mapped defects and test results to a documented repair scope that contractors could price.
Engineering context
Basement leaks can come through walls, joints and cracks, and groundwater with chlorides can also corrode reinforcement. Locating the water paths and testing the concrete first gives the waterproofing repair a clear target.
