Structural Assessment and Rehabilitation of a Villa – Khalifa City, Abu Dhabi

Project overview

Super Arc Consultant (SAC) assessed and rehabilitated a G+1 residential villa in Khalifa City, Abu Dhabi, with its boundary wall, guard room, electrical room and service building.

Scope of work

Assessment of the reinforced concrete structure. Ground beams, boundary wall columns and foundation beams showed severe deterioration from concrete degradation and corrosion of the reinforcement.

Investigation of local tile damage and heaving on the first floor, traced to fines in the sand layer and water leakage.

Rehabilitation of the deteriorated elements.

Value delivered

Tracing the damage to corrosion, fines in the sand layer and leakage meant the repairs dealt with the causes as well as the visible defects.

Engineering context

Deterioration in ground beams and foundations can be hidden until finishes crack or floors heave. Investigating the cause before repair helps to keep the rehabilitation from treating only the visible damage.
